Apartment prices in Holon are 27-28 thousand shekels per square meter. There are also deals for 24 thousand shekels per square meter and there are also deals for 34 thousand shekels per square meter, depending of course on the area and the apartment itself.

Recently an apartment was sold on Yehoshua Street in house number 36 with an area of ​​80 meters for NIS 1.93 million, this is NIS 24 thousand per square meter, and what is more interesting is that this apartment was bought 8 years ago (at the end of 2015) for NIS 1.65 million. This is an increase of Only 18% in 8 years.

Everyone is talking about skyrocketing price increases, more than doubling in a decade, but there are places where it is far from that. 18% in 8 years is about 2% per year. Is this the picture in Holon as a whole, or the street in question?

We examined the whole of Holon and found that the prices there in ten years have increased by about 50%, below the average of doubling. We checked the specific street and here are the findings:

We focused on the same building to compare “oranges to oranges” identical apartments. In this building there are apartments measuring 80 meters and apartments and also apartments measuring 92, 96 and 99 meters.

In 2005, an 80 square meter apartment on the fifth floor was sold for NIS 784,000 – close to NIS 10,000 per square meter. At the end of 2023, there were two transactions in apartments of 80 square meters at an average of NIS 25,000 per square meter. An increase of 150% in 18.5 years, an increase of less than 5% per year.

In 96 and 99 square meter apartments there are several transactions in 2000 at a price of NIS 8-9 thousand per square meter. Similar apartments (one of them the exact same apartment) were sold in the middle of 2022 for NIS 24-25 thousand per square meter. Since then, the prices have gone up and then down, while overall they have not changed dramatically.

This is an increase of 5% per year on average. If you embody an index, you will get a low real return. Prices in Holon, both when looking at the whole city and this particular street and building, have not increased significantly. The building’s story is similar to what happened in the entire street and the entire area. This is about the southern part of Holon, when this price trend is also in the center of Holon and throughout the city.
