Barcelona sweeps among the 25 most expensive neighborhoods in Spain to live in for rent

These are data from the Idealista real estate portal and also a symptom of a trend we explained this week: it’s been a year since the rental price in the city of Barcelona has set records. Renting in the Catalan capital costs 1,123 euros on average. According to the portal, the average rental price on offer in Barcelona is 20 euros per square meter, and it is ahead of Madrid (17.7 euros) and Sant Sebastià (16.9 euros).

If we widen the sample, the Catalan capital has 18 neighborhoods among the 50 most expensive in the whole State, and is behind Madrid, with a total of 24. Gavà Mar also appears, with 20.2 euros per square meter . The other two most expensive neighborhoods in Barcelona are Dreta de l’Eixample and Diagonal Mar, which rival the Madrid neighborhoods of Recoletos and La Castellana. Along with Barceloneta, these are the five neighborhoods in Spain where the supply of rental flats is the most expensive.

A city at its best

Of these 18 neighborhoods in Barcelona, ​​13 are at their peak, meaning they have never been so expensive. Among them are Dreta de l’Eixample, with 24.7 euros per square meter, Gòtic (21.9 euros), Raval (21.7 euros), Gràcia (21.6 euros), Poblenou (21 .5 euros), the Antiga Esquerra de l’Eixample (20.7 euros) and Sarrià (20.2 euros).

Gràcia is the district of Barcelona that has seen the most increase in the price of rentals on offer, with 24.7% compared to September last year, followed by Gòtic (21.6%), Sants, Sant Antoni, the New Esquerra of the Eixample, the Raval, the Dreta of the Eixample, the Poblenou and Sagrada Família. All have grown by more than 15%.

This trend of highs is not exclusive to Barcelona. Of the 50 most expensive neighborhoods in Spain, 31 have exceeded their historical ceiling. The neighborhood that has seen the rent increase the most in a year has been Adina-Portonovo, in Sanxenxo, with an increase of 37%.
