A sweeping reform to Mexico’s housing finance system aims to make homeownership more attainable, notably for young people and low-income workers.
Mexico City – In a notable move to broaden access to affordable housing, the Institute of the National Housing Fund for Workers (Infonavit) has abolished its longstanding points-based system for mortgage loan eligibility. The change, announced by Infonavit Director Octavio Romero oropeza, introduces simplified requirements as part of the broader ‘Housing for Wellbeing’ program championed by President Claudia Sheinbaum. The initiative seeks to address a critical barrier to homeownership for many Mexicans facing rising rents and escalating property prices.
The Demise of the Points System
For years, the Infonavit points system presented a substantial hurdle for prospective homebuyers. Previously, applicants needed a minimum of 1,080 points to qualify for a loan – a threshold that effectively excluded a large segment of the workforce, especially young adults just entering the labor market. “The points system had become a barrier for many families,” a senior official stated, emphasizing the need for a more inclusive approach.
the elimination of this system represents a essential shift in policy, designed to unlock homeownership opportunities for a wider range of citizens. This measure directly responds to the growing financial pressures faced by many Mexicans seeking stable and affordable housing.
new Requirements for Mortgage Access
With the points system now defunct,Infonavit has streamlined the request process, focusing on three core conditions:
- Formal Employment: Applicants must demonstrate consistent, formal employment.
- Income Level: Earned income must fall between one and two minimum wages.
- Homeownership Status: Applicants must not currently own a home.
Furthermore, applicants will only need six months of work seniority to begin the application process,a significant reduction from previous requirements. Loan terms can extend up to 30 years, offering greater financial adaptability.this represents a watershed moment for mexican workers, as the previous system often demanded extensive work histories and complex documentation.

According to the Secretary of Agrarian, Territorial and Urban Progress, Edna Elena Vega Rangel, 200,613 of these units are being developed by Infonavit, while 86,708 are being built by the National Housing commission (Tried).
