Valais Developer plans Exclusive Hotel on Historic Lake Lugano Headland

A luxury resort with an estimated cost of over 100 million francs is planned for the “Capo San Martino” headland, a site steeped in history and offering stunning views of Lake Lugano. Despite numerous regulatory and logistical challenges, the project’s developer remains optimistic about bringing the vision to fruition.
The headland, situated between Melide and Paradiso, is the focus of an enterprising project spearheaded by Christian constantin, a Valais building contractor and the president of FC Sion. The planned resort will feature 100 beds, alongside a comprehensive spa and wellness center.
Constantin, who arrived at the site via helicopter from Lugano-Agno airport – a mere 15-minute flight – described the location as “extraordinary” and “one of the last with such a special location.” He recalled visiting the area in his youth, noting that it has remained largely unchanged. However, the site has fallen into disrepair in recent years, with reports of squatters occupying a disused restaurant as recently as 2023 and access obstructed by barriers.
A History Etched in Stone
The allure of “Capo San Martino” extends beyond its picturesque views. The area boasts a complex and frequently enough somber history. Until the 19th century, the “Forca di San Martino” served as an execution site. “It’s not just the marvelous view of the lake – it stretches from Lugano via Gandria to the Italian enclave of Campione d’Italia – that makes the place so special, but also its history,” one source stated.

Local Support and Infrastructure Plans
The project has garnered support from local officials, including Filippo Lombardi, a Lugano city councilor and president of HC Ambri-Piotta. Lombardi emphasized the need for additional hotel capacity in Lugano to attract more congress tourism. He praised constantin for proactively engaging with the city planning commission and incorporating feedback into the project’s design. Constantin jokingly responded by offering his expertise to Lombardi on managing challenging team dynamics, referencing his own experiences with coaches and sports directors.
Plans are also underway to integrate the site into the region’s broader transportation network. Lugano and Melide have been planning a bicycle and pedestrian path along the lake, which would traverse Constantin’s property. Lombardi indicated that private investment could help finance this infrastructure project, while Constantin affirmed that public access would be provided and traffic considerations addressed.

Timeline and Hurdles Ahead
