Freddie Mac Reports Mortgage Rates Decline After Months of Increases

U.S. mortgage rates have declined for the first time since late August, offering a measure of relief to prospective homebuyers navigating elevated borrowing expenses, according to La Semana del Sur. The benchmark 30-year fixed-rate mortgage decreased to 7.32% from 7.40% the previous week, as reported by mortgage buyer Freddie Mac. By comparison, the average rate stood at 6.19% one year earlier.

Similarly, 15-year fixed-rate mortgages—frequently utilized by homeowners seeking to refinance—also moderated during the week. That average rate decreased to 6.68% from 6.71% the prior week, down from 5.44% a year ago, based on data reported by La Semana del Sur. Despite these decreases, borrowing costs remain significantly higher than they were earlier in the year, continuing a broader market trend that has weighed heavily on the American housing sector.

Treasury Yields and Geopolitical Pressures Drive Mortgage Rates

Mortgage rates are shaped by a combination of factors, including inflation, Federal Reserve monetary policy, and bond-market investor expectations regarding the broader economy. These rates typically follow the trajectory of the 10-year U.S. Treasury yield, which lenders rely on as a benchmark when pricing home loans.

The upward trajectory of mortgage rates throughout the year was driven heavily by macroeconomic and geopolitical pressures. Rates began climbing in late February following the outbreak of the war between the United States and Iran, an event that drove up oil prices and fueled inflation. This climb also reflected heightened volatility in the bond market, pushing yields on U.S. Treasury bonds upward.

However, the 10-year Treasury yield has moderated over the course of two weeks after reaching its highest level since 2002. At midday on Thursday, the yield stood at 5% in the bond market, remaining well above the 3.97% level recorded prior to the conflict with Iran, though down from a peak of more than 5.30% earlier in the month, according to Univision.

Broader Impact on the Housing Sector

The prolonged rise in borrowing costs has left home sales largely stagnant, adding hundreds of dollars in monthly expenses for borrowers and forcing many potential buyers to delay their purchases. At the end of February, the average rate for a 30-year mortgage briefly dropped to 5.98%, marking its lowest level since late 2022. Since then, subsequent rate increases have added approximately $355 to the monthly payment for a borrower securing a $400,000 loan, based on recent averages.

The wider U.S. housing market has experienced a continuous decline since 2022, coinciding with the initial post-pandemic rise in mortgage rates. Existing-home sales remained largely flat last year, hovering at a 30-year low. In addition, pending home sales dropped 7.3% in September and fell 11.3% compared to the previous year, hitting a series low dating back to 2001, according to the National Association of Realtors cited by DiarioBitcoin.

Looking ahead, mortgage buyer Fannie Mae projects in its latest forecast that the 30-year mortgage rate will average 7.4% during the final quarter of the year and 7.5% in 2027. Meanwhile, questions remain regarding how future monetary policy adjustments by the Federal Reserve and ongoing bond market fluctuations will influence borrowing costs as the year draws to a close.
