Hungary is rolling out a comprehensive Home Support program designed to ease the financial burden of homeownership. The initiative provides two forms of aid: a monthly allowance of HUF 83,000 and a one-time annual benefit of HUF 1 million.These funds can be applied to mortgage repayments, closed-end lease fees, or the acquisition of a residential property, fulfilling a self-effort requirement. Recent adjustments to the programS final decree outline specific timelines and conditions for applicants.
Notification Deadlines for Existing Home Loan Agreements
Homeowners with existing loan agreements entered into before January 1, 2026, have a critical deadline to be aware of. According to the decree, notification of intent to utilize Home Support must be submitted to their employer by January 20, 2026, to avoid forfeiture of benefits. Employers have until December 20, 2025, to prepare for receiving these notifications, which must be submitted using a form included as an annex to the decree.
For contracts with variable interest rates, the repayment installment calculated based on the interest rate prevailing on December 31, 2025, will be the governing factor for benefit calculations.
Ongoing Notification Process for New Agreements
The program offers a more flexible approach for home loan agreements concluded on or after January 1, 2026.Notification can be made continuously following the contract’s conclusion, without a statute of limitations. However, applicants must submit their intention by the first day of the month to receive support for that specific month. The final submission deadline for the year 2026 is November 1, 2026, and annual notifications will be required for 2027 and subsequent years.
Employer Payment & Prepayment Flexibility
A significant change to the program, as clarified by the government, allows for greater flexibility in utilizing Home Support funds.If an applicant submits their application by January 20, 2026, and the amount of their mortgage repayment is less than the full Home Support amount, the difference can now be used for prepayment – a restriction that has been removed from the decree. Employers will fully cover the Home Support amount until February 27, 2026, in these cases.
Joint Homeownership & Eligibility
The government has also addressed scenarios involving co-debtors, especially spouses. For home loan agreements concluded before January 1, 2026, both the debtor and co-debtor spouse can claim Home Support independently, even if the co-debtor dose not own the property. Though, for agreements entered into after January 1, 2026, both parties are eligible only if the co-debtor also acquires ownership of the property.
Unmarried individuals who are both eligible for Home Support can only utilize the benefit once per housing loan contract.
