The Indexo Real Estate Fund, managed by Provendi Asset Management, has experienced remarkable growth since its inception, nearly quadrupling its assets under management in just two years. This surge reflects a robust investment strategy and active portfolio management within the Baltic real estate market. The fund’s asset value has climbed from €48 million at the end of 2023 to €176 million currently, solidifying its position as a key player in the region and providing a stable foundation for long-term returns.
This rapid expansion isn’t simply a matter of market forces; it’s the result of deliberate investment decisions. Over the past 18 months, Indexo Real Estate Fund has completed five new real estate investment transactions while simultaneously improving the performance of existing assets. According to Kristaps Bērziņš, Chairman of the Board at Provendi Asset Management, this has led to increased revenue across the entire portfolio. “We are pleased to have achieved rapid and stable fund growth in such a short time, based on a targeted investment strategy and active portfolio management,” Bērziņš stated. Provendi Asset Management also reports plans to distribute dividends to shareholders for the second consecutive year, with a 2025 return exceeding 10% per share.
Strategic Acquisitions Drive Growth in 2025
The year 2025 was particularly marked by strategic acquisitions across the Baltic states. In Latvia, the fund added the “Olimpia” and “Damme” shopping centers to its portfolio. Simultaneously, in Estonia, the acquisition of the “Auriga” shopping center expanded the fund’s regional presence and strengthened its geographic diversification. These deals haven’t gone unnoticed within the industry. The acquisition of “Olimpia” earned the fund a “Deal of the Year” award at the Baltic Real Estate Leaders Forum (BREL). Colliers Baltic data indicates that the “Olimpia” and “Damme” acquisitions placed the fund among the top three largest real estate investment deals in the Baltics for 2025.
Strong Financial Performance Underpins Expansion
Beyond portfolio expansion and industry recognition, the fund’s financial indicators demonstrate its success. A key metric is Net Operating Income (NOI), which measures a property’s ability to generate revenue from core operations, minus expenses related to maintenance, and management. In 2025, the Indexo Real Estate Fund’s NOI reached approximately €9.6 million, with a projected increase to over €13 million in 2026. This growth, according to Provendi, reflects not only the expanding portfolio but also efficient property management and high asset quality.
Focus on Retail, with Expansion into New Sectors
The long-term strategy of Indexo Real Estate Fund centers on active asset development, thoughtful capital investments, and precise market positioning to ensure sustainable and predictable income streams. The fund prioritizes tenant needs and the functional quality of its properties, fostering an environment that supports business growth for tenants and attractiveness for renters. As the fund grows, so too does the need for robust management processes and a skilled team. Currently, Indexo Real Estate Fund aims to increase its assets under management by approximately €100 million annually. The fund anticipates surpassing the €200 million mark in the near future, with a medium-term goal of reaching a €500 million portfolio within a few years. While maintaining a focus on cash-flow-generating retail properties, the fund is actively evaluating opportunities to expand into the office and warehouse sectors, as well as broadening its operations in Estonia and Lithuania.
Potential for Public Offering on the Horizon
Looking ahead, Indexo Real Estate Fund is also considering an Initial Public Offering (IPO) as a long-term strategic development. The fund’s growth, predictable cash flow, and clear dividend policy are seen as a strong foundation for attracting public capital.
