Ján Baláž Lists Luxury Bratislava Villa For 1.6 Million Euros

Elán guitarist Ján Baláž has listed his newly completed designer villa on the upscale Koliba hillside in Bratislava for nearly 1.6 million euros, prompting speculation over whether the veteran musician is permanently relocating his life and assets to Switzerland.

Completed and approved for use just last year, the property carries an asking price of 1,599,000 euros—just a thousand euros shy of the 1.6 million mark through the agency Zenith Luxury Real Estate.

Real estate marketers highlight the structure’s distinct visual identity and panoramic vantage point overlooking the Slovak capital. The living quarters feature a spacious open layout measuring approximately 11.8 by 7.9 meters, combining the living room, dining area, and kitchen. The home blends exposed concrete, timber, large glass surfaces, and natural materials to create a striking yet calm interior environment. Additional features include a heat pump, underfloor heating, air conditioning, a recuperation system, brand-name home appliances, an outdoor kitchen, and an intelligent home automation setup protected by an alarm and camera system.

Cadastral Liens and Family Ties to Davos

While the architectural details paint a picture of effortless luxury, the property registry reveals a recorded lien establishing a right of pledge on the land and building in favor of an unidentified man and woman. Selling the estate could allow the 76-year-old musician and his 50-year-old wife Dana to settle any outstanding commitments linked to the Slovak property before fully moving on.

That cleanup effort fits a broader shift in the guitarist’s lifestyle. Born on August 24, 1951, in Nitra, the veteran rocker has spent 46 years performing alongside legendary frontman Jožo Ráž as part of the core of Elán. Before joining Elán in 1980 and becoming a pillar of the group as a guitarist, singer, and songwriter, he co-founded the band Modus in 1967 alongside artists including Meky Žbirka.
