Link REIT Sells Mong Kok Property to Bunny Chan’s Investment Vehicle

The transaction is slated for completion in the first quarter of 2027 without requiring unitholder approval, because all applicable percentage ratios remain below 5%.

Ten Years of Value Shifting at Nathan Road

The tower’s history stretches back to early 2016, when the Hong Kong government put the former Trade and Industry Department Headquarters up for public tender during a competitive bidding process that drew nine separate bids from major developers including Sun Hung Kai Properties and Cheung Kong Property.

Following the acquisition, the landlord spent roughly 18 months executing asset enhancement initiatives, reconfiguring the structure into a mixed-use commercial hub that combined eight retail floors with fifteen levels of office space. The retail podium, positioned with two basement levels connecting to the Mong Kok MTR station and six retail floors, was branded as T.O.P and filled with pop-up stores, youth-oriented brands, and experimental concept spaces designed to capture foot traffic from younger shoppers and tourists.

Despite the successful rebranding of the shopping floors, the broader property’s valuation contracted over the ensuing decade.

Link REIT Pivots to Core Asia-Pacific Operations

Link REIT leadership frames the divestment as part of a deliberate pivot toward core operations across the Asia-Pacific region with a focus on owning and managing shopping malls and parking facilities. Because the primary revenue driver for 700 Nathan Road stems from its office tower floors rather than its retail podium, the trust categorized the entire asset as non-core according to corporate filings.

Even as ownership shifts to Bunny Chan’s investment vehicle, Link REIT will not sever ties with the physical building. Under the terms of the divestment, the trust will enter into a separate asset management agreement to continue overseeing daily operations for the new owner as part of an expanding light-asset business model.

The net proceeds harvested from the sale will give management financial flexibility. Executive leadership intends to channel the capital into repurchasing fund units, topping up general working capital, and redeploying funds into core commercial portfolios as outlined in the official transaction disclosures.

Market Conditions and Future Outlook for Prime Commercial Real Estate

Knight Frank represented both sides of the transaction. Vincent Cheung, executive director and head of Greater China private clients at Knight Frank, pointed to the resilience of the location noting that the property occupies a prime retail and commercial intersection in Mong Kok with a diverse roster of office tenants and steady foot traffic.

Real estate advisors suggest that improving financing conditions and softer asset pricing are beginning to stir renewed investment appetite across Hong Kong even as legacy holdings change hands at marked-down valuations. Prime commercial buildings offering reliable cash flow and clear repositioning potential continue to draw interest from well-capitalized local investors willing to manage shifting market cycles.
