More than half of the homes on the Costa Brava are second homes or are empty

More than half of the apartments on the Costa Brava, 57.2%, they are non-main homes, that is to say that no one lives there or they are second residences. According to this report, the number of empty flats on the Costa Brava rises to 45.455. A number that it has increased to 132.7% since 2001an increase well above the total of the Spanish coast, where the number of empty houses has grown by 25.9% from 2001 to 2021.

One in six homes in Girona is empty despite the demand for rent

The real estate appraiser explains “there is a high positive correlation between empty housing and non-main housing”. They state that the higher the percentage of non-primary housing on the park, the more empty housing is found in the area. “Given that in these coastal areas there is a dynamic residential demand, it then reveals that much of this empty housing is discarded by demand due to its inadequacy, due to unwanted characteristics or condition”, they say.

In this report, Tinsa reports that a the Mediterranean coast is “where they were overvalued the most” homes in 2007 and where more subsequent adjustment occurred. For this reason, another reason for the high figures on the Costa Brava can be explained by the high concentration of construction in these areas during the real estate boom, since “there may be a greater concentration of homes with associated legal problems that prevent them from going on the market”.

59% of empty flats

The number of empty flats on the Costa Brava represents the main bulk of unoccupied homes in the regions of Girona, specifically 59.5% of these unoccupied houses are located on the Girona coast.
