Budapest Housing Boom: Government Unveils New Affordable Housing Projects

The Hungarian government is significantly expanding its affordable housing initiatives in Budapest, releasing two new developments for public consultation that will add nearly 1,150 apartments to the market. This move is part of the broader Otthon Start Program, aimed at making homeownership more accessible to citizens.
A senior official announced on Monday evening that the new projects will be located in the XIII. and XVIII. districts, with 470 apartments planned for the former and 669 for the latter. These additions bring the total number of apartments slated for construction under the Otthon Start Program to almost 13,000.
Prioritizing Affordable Housing Development
The government has taken steps to accelerate the construction of affordable housing units. Legislation enacted this summer grants priority investment status to projects that include apartments specifically designated for the 3 percent Otthon Start scheme – properties priced below HUF 1.5 million per square meter and with a total cost under HUF 100 million. This designation streamlines the development process, allowing investors to implement projects more efficiently.
“This legislation is designed to remove barriers and encourage the rapid development of much-needed affordable housing,” a government spokesperson stated.

A significant portion of Budapest’s Otthon Start priority investments are being spearheaded by Bayer Construct, the company led by Attila Balázs. The company’s involvement underscores its prominent role in the city’s evolving housing landscape.
