For the past few years, with the help of the Covid crisis, the attractiveness of the Breton coast and the Loire-Atlantique has not dried up. And beautiful properties, which are very rare, are particularly sought after.

“Clients ask us for apartments with roof terraces, large contemporary villas but also historic ones,” says Etienne de Gibon, associate director at Barnes Nantes-La Baule. What they want above all is space and a sea view. We recently approved a superb 1897 house in Pornichet, 290 m² and 100 m from the beach, at more than 2.2 million euros. euros. »

“Sometimes it’s beyond comprehension”

While the housing situation has been particularly tight in recent years, it sometimes peaks on the coast. “In the 24 months following the crisis, prices in seaside resorts increased by +24.2% (compared to 14.6% for the whole of France), an acceleration also driven by the increase in house prices” , announced the Fnaim last July. In Brittany, the latter increased by another 10% in one year. Around Saint-Malo, the median price for example reached 390,000 euros in February, an increase of 12% in one year. It is 375,000 euros (+9%) in Morbihan, between Guidel and Pénestin.

Luxury real estate prices also continue to rise. Prestigious family property, atypical contemporary residence with swimming pool, even downright a private island… Surfing on specialized sites can sometimes make you dizzy: as when you come across this villa located in Pouliguen of more than 500 m², composed of seven suites, on sale at… 9 million euros.

“Some prices are beyond comprehension, recognizes Raphaël Renzulli, West Director within the Espaces Atypiques network. Particularly for exceptional properties, in perfect condition, with at least three bedrooms, a sea view, a garden, a garage, quality materials… For the others, we are starting to move towards price stabilization and negotiations a little more reasonable. “Because inflation and credit financing difficulties, even if most buyers of this type of property do not need it, have been able to create a certain immobility, following the national trend.

Prices maintained or revised?

At notaries, we are monitoring the situation carefully. While the ball has long been largely in the sellers’ court, the trend seems to be gradually reversing. “We have observed a marked slowdown in transaction volumes since the end of 2022 on the coast, assures Marie-Virginie Durand, communication delegate for the Chamber of Notaries of Loire-Atlantique. A property that used to sell in several weeks can now remain on the market for several months. ” After several years marked by a spectacular rise in prices, the notary wonders: “Will they be maintained or reviewed, when today there are fewer buyers, perhaps less attractive? Here is all the question. »

In the meantime, business is far from over. But don’t necessarily look for the signs posted on the portals. At Barnes, a third of the properties are sold “off market”, thanks to a long client file made up in particular of retirees, not all Parisians, who plan to sell their main residence to come and settle on the coast. “There are also business leaders who buy to bring the family together in their second home, observes Raphaël Renzulli. They also want to be able to rent it via Airbnb or more ephemerally for a photo shoot or the filming of a clip. If he finds that the market “is no longer so euphoric”, the professional does not “believe” in a reversal of the market.
