In the first quarter of 2024, local administrations issued building permits for 1,823 residential buildings with 10,487 dwellings in them and 1,203,134 square meters of built-up area (GFA), to 27 administrative buildings/offices with 58,771 square meters The built-up area and 1,094 other buildings with 534,982 square meters of built-up area, the National Statistical Institute (NSI) announced.
Compared to the previous quarter, the issued permits for the construction of residential buildings decreased by 19.9 percent, the dwellings in them – by 37.5 percent, and their expanded built-up area – by 36 percent. Permits were issued for the construction of 22.7 percent more administrative buildings with a 31.9 percent smaller total gross floor area. The permits issued for the construction of other buildings fell by 13.2 percent, as well as their expanded built-up area – by 39.3 percent.
Compared to the first quarter of 2023, the issued permits for the construction of new residential buildings increased by 4.3 percent, the dwellings in them – by 21.7 percent, and their expanded built-up area – by 23.4 percent. There are also more permits issued for the construction of administrative and other types of buildings, by 42.1 and 5.7 percent, respectively. At the same time, the FRP of administrative buildings increased by 94.2 percent, while that of other types of buildings decreased by 12.7 percent.
The largest number of permits for the construction of new residential buildings have been issued in the regions of Plovdiv – 278, Sofia (the capital) – 217, Varna – 212, Sofia – 168, and Blagoevgrad – 126. The largest number of homes are yet to be started in the regions of Sofia (capital) – 3329, Plovdiv – 1909, Varna – 1206, Burgas – 1032, and Stara Zagora – 763.
In the first quarter of 2024, the construction of 1,389 residential buildings with 9,089 dwellings in them and with 957,599 square meters of built-up area, 6 administrative buildings/offices with 3,998 square meters of gross floor area and 550 other buildings with 392,189 sq. m of built-up area.
Compared to the previous quarter, the residential buildings started were less by 9.5 percent, but the dwellings in them increased by 23.1 percent, as well as their expanded built-up area – by 11.6 percent. A decrease of 25 and 23.3 percent was recorded in the administrative buildings started and their total built-up area. Other types of buildings started also decreased – by 14.2 percent, as well as their total built-up area – by 28.1 percent.
Compared to the first quarter of 2023, new residential building starts increased by 9.2 percent, the dwellings in them – by 37.8 percent, and their total built-up area – by 23 percent. The number of started administrative buildings decreased by 25 percent, and their total occupancy – by 19.8 percent. The construction of 6.4 percent more other types of buildings with a 14.6 percent greater gross floor area has begun, BTA reports.
Construction of the largest number of new buildings has started in the regions: Plovdiv – 255 residential, 3 administrative and 102 other buildings; Sofia (capital) – 229 residential and 21 other buildings; Varna – 174 residential and 19 other buildings; Stara Zagora – 76 residential and 94 other.
