Sometimes, real estate prices, which make a street the most expensive thoroughfare in the city, don’t matter much. In the case of rue de l’Université in Reims presented by the site Best Agents like the most expensive in Reims (Marne), it comes down to several large transactions in a charming building sold piecemeal. A five-room apartment of 158 m2 was sold for €715,000 and contributes to this exorbitant average price attributed to rue de l’Université: €4,462 per m2.
In this discreet street, imposing white facades stand out, as well as a few wrought iron gates or wooden carriage doors. Among them, the emblematic “Collège de l’Université” whose main facade, freshly renovated, dates from the 19th century and retains the neoantique decorations from the 17th century. On the sidewalk opposite, the high walls of another private secondary establishment stand as well as the remains of the Porte Bazée, a Roman construction embedded in the wall of the entrance to a residence.
The hypercenter near the station: the neighborhood that is on the rise
In this bourgeois street, the hybrid price (average between apartments and houses) therefore rises to €4,462 per m2 according to the property valuation site Meilleurs Agents. “It’s very simplistic because it’s not the prettiest street in Reims nor the most sought after by our customers. But it is a very good location with a view of the cathedral for certain upper floor properties and with the charm of the old,” explains Guillaume Ladroye, co-manager of the “Les Clefs de l’immobilier” agency in Reims.
This short artery of the city is in any case ahead of the highly sought-after Place du Forum (€4,231 per m2) or even Rue de Mars (€4,217 per m2), in the popular Boulingrin area. Another sector where prices have been soaring in recent years. A building called “Signature” announces record sales prices: some apartments with rooftops flirt with €10,000 lem2. “This is unheard of in Reims,” points out Guillaume Ladroye. Prices have literally soared in this district of the hyper center, close to the station. It has undoubtedly become the most beautiful address in Reims.”
The Signature Residence offers 86 high-end accommodations, from studios to six rooms, areas with balconies or terraces, with breathtaking views of the cathedral. A luxury that comes at a price: from €8,000 to €10,000 per m2. Delivery of this set of several buildings is scheduled for early 2025.
