A surge of investment properties has hit the South Korean market, offering a diverse range of opportunities from prime commercial buildings in Seoul to land earmarked for logistics and residential development. Recent listings, compiled by Maeil Gyeongje, reveal a total investment value exceeding 100 billion won across a variety of asset classes.
Seoul’s Commercial Core Attracts Investors
The heart of Seoul continues to draw significant interest. A six-story commercial building located at the corner of Bosingak Food Alley in Jonggak Station is being offered for ₩6.5 billion. The property is fully commercialized and benefits from high foot traffic. Nearby, a shopping mall space on the first floor of a building near Sunae Station in Bundang is available for ₩1.55 billion, currently leased to a convenience store.
Further uptown, in Gangnam-gu, a seven-story building near Sinsa Station is being marketed for a quick sale at ₩14 billion. According to one analyst, the building’s recent renovations and strong rental demand make it an attractive investment. Similarly, a seven-story building on a side road near Gangnam Station is listed at ₩39 billion, generating a monthly rent of ₩61 million with a ₩850 million deposit.
Expanding Beyond Seoul: Development Sites and Regional Opportunities
Investment isn’t limited to Seoul’s established districts. A substantial plot of land suitable for office buildings and logistics facilities is available in a logistics and distribution district near Eumseong Daeso IC. The 8,405㎡ parcel is priced at ₩1.4 million per 3.3㎡ and offers potential for a variety of developments, including apartments and large-format retail.
Dongtan New Town 2 presents a 9% profit-making commercial complex, with the entire second floor (358㎡) leased to a high-end postpartum care center, available for ₩2.1 billion with an actual investment of ₩800 million. A nearby dental clinic, operating with five departments on the third floor of a medical building, is listed for ₩1.45 billion.
Niche Investments: Hotels, Forestland, and Construction Sites
Opportunities extend to specialized assets. A 12-story hotel directly in front of the exits of lines 1, 3, and 5 at Jongno 3-ga Station is available for ₩20 billion, benefiting from proximity to popular tourist destinations like Seosunla-gil and Changdeokgung Palace.
Further afield, in Haenam-gun, Jeollanam-do, 81,273㎡ of forestland suitable for stone and gravel mining is offered at ₩15,000 per 3.3㎡, totaling ₩368 million. A construction site near Suwon Station, positioned within a large apartment complex area, is available for ₩3.05 billion, with the potential for a 10-story complex and a ₩2 billion loan option. Finally, an investment commercial building near Cheonan Independence Hall, comprising four buildings fully leased to a food material mart, is listed for ₩8.5 billion.
