The NSS building in Zeytun will be sold through a tender. 50% of the money will be used for housing problems of NSS employees

At today’s session of the government, a decision was made to allow the State Property Management Committee of the Ministry of Territorial Administration and Infrastructure of the Republic of Armenia to use the state-owned Yerevan, Kanaker-Zeytun, P. The public building with an area of ​​6832.2 square meters, located at 5/1 Sevak Street, as well as the plot occupied by it, with an area of ​​0.8083 hectares allocated for its use and maintenance, will be expropriated by tender.

In the justification of the decision, it is mentioned that the minimum price of the property to be expropriated by the tender was set at 100 percent of the estimated value, AMD 2,062,100,320.

The buyer is also obliged to pay the cadastral value of the land occupied by the property, allocated for use and maintenance: AMD 56,257,680, as well as the amount of AMD 825,864 provided for the services provided for determining the value of the property.

To determine the winner of the competition, the price offered for the property to be sold and the amount of investments to be made in accordance with the business plan (in monetary terms) are taken as the basis, the proposals of the tenderers are evaluated with the following weighting factors: the price offered for the property to be sold: 70%, the amount of investments 30%.

The amount of investment proposed for the purpose of alienation of property must be presented by years, indicating the amount of investment for each year and cannot exceed three years.

The discussed plot of land in the Yerevan city master plan /2005-2020/ and zoning project is included in the public development (medical) zone and no restrictions on the taxation of the above-mentioned structure are provided.

As a result of changing the operational purpose of the land, it is possible to discuss a proposal for the development of higher volumes.

As a result of the alienation of this real estate, 50 percent of the money to be transferred to the state budget will be directed to the NSS to ensure the obligations of providing housing to service employees.
