The rise of tourism is noticeable in the brick: the purchase of homes by foreigners in Asturias soars

California is, in the collective imagination, one of the places in the world that most evokes the good summer life: sun, immaculate skies, very long beaches, tanned bathers… However, Some of its inhabitants who have visited the Asturian coast have not been able to resist its charms and have chosen to buy a home in the Principality. “It has recently happened to us with two clients who have bought houses here,” he says. Her experience is consistent with the data published yesterday by the General Council of Notaries, which points to Asturias as the autonomous community where the acquisition of homes by foreigners grew the most –both residents and non-residents– in the first half of this year. Specifically, 660 operations were signed, 27.7% more than in the same period in 2022 as the number of tourists who fall in love with the region and end up buying a home increases.

The Asturian rebound is particularly notable since this type of purchase and sale suffered a general decline in Spain (the average decrease was 7.5%), interrupting the year-on-year growth of the previous four semesters. Besides, only three other regions had increases: Galicia (14.8%), Murcia (5.5%) and Valencian Community (1.3%). On the other hand, the biggest drops occurred in the Balearic Islands (-32%), Navarra (-19.7%) and Andalusia (-15.3%). However, operations carried out by foreigners represented 21.4% of total sales and purchases nationwide, the highest figure on record.

In Asturias, the non-residents who acquired the most homes were Argentines (18% of the total), Germans (13%) and Americans (13%); while, in the case of foreigners already living in the region, the main buyers were Romanians (13%) and Moroccans (6%), in line with what was recorded in other regions.

The interest of foreigners in having a home in the Principality has skyrocketed in the last decade. Thus, in 2012 there were 184 operations in the region, while in 2022 (the last year with complete data) there were 1,150, six times more. Berbes, from the Llanisca real estate company, confirms that in that period “the increase in foreign buyers in eastern Asturias has been noticed.”

“It is true that in recent years foreign demand in Asturias has grown. There are tourists who fall in love with the region and, in areas like Gijón, are increasingly buying second homes, but it cannot be said that the market is being flooded. by clients from other countries,” he points out Katia Domingo, president of the Union of Real Estate Companies of Asturias. The expert also indicates that “market crises usually arrive with some delay in the region, so perhaps the declines that we are seeing in Madrid and other areas will take longer to arrive here.”

The average price per square meter in operations carried out in the Principality was 1,083 euros, just a drop of 0.4% compared to the first half of 2022. It was one of the four regions where prices decreased, along with Aragón (-7.4%), Navarra (-2.6%) and Castilla-La Spot (-1.5%). In the country as a whole there was an increase of 1.3%, reaching 2,095 euros per square meter.
