The Israel Land Authority announced the winners of the tender for the construction of 1,490 housing units in 13 saturated construction complexes and commercial areas in the Havatzelet Hasharon complex, as part of a ‘target price housing’ tender in Netanya. As part of the tender, 888 units were marketed at a target price and 602 units in the free market.

58 bids were submitted for the tender. The price of a built-up square meter will be only about NIS 17,000. The discount is NIS 300,000 per apartment.

The following are price estimates for apartments marketed in the target price track:

The starting price for an 85 sq.m. apartment will be NIS 1,634,829.

The starting price for a 100 sq.m. apartment will be NIS 1,837,217.

The starting price for a 120-square-meter apartment will be NIS 1,938,410.

This is a tender for a target price track in Netanya, which was successfully closed. Plan 1071 ‘Havatzelet Complex’ located in northern Netanya, and within the Emek Hefer Regional Council, between Road No. 2 in the east, Havatzelet Hasharon and Tzuki Yam in the north, Netanya in the south, the coastal road in the east and Shoshanat HaEmakim in the west. The neighborhood will offer a mix of buildings up to 9 stories high as well as residential towers 15-22 stories high with commercial facade, sheltered housing and employment areas. North of the new neighborhood there is a strip of agricultural land designed to preserve an ecological corridor that creates a sequence of open areas between the Avihayil National Park in the east and the coastal strip in the west.

In the plan in the target price track approved by the Israel Lands Council, the state determines the assessment in advance for the final apartment price, with the housing units for the benefit of those eligible selling at a discount of 20% of the assessment, and up to NIS 300,000 from the apartment price. Discounts will be given on apartments in areas of demand and in the periphery, but not in areas defined by the state as “luxury areas”. The assessment will be updated once a year and will not be linked to the construction input index but to the consumer price index.
