Tierra Dorada: Aspiring Real Estate Development Taking Shape in Pergamino

A sprawling new development, Golden Land, is rapidly taking shape in Pergamino, Argentina, with a particularly striking entrance currently under construction. Located on National Route 188, across from the Syrian Lebanese Club and adjacent to the Agrotechnical School, the project’s ambitious scale and design are already turning heads.

“It is a fairly large entrance, comparable to that of gated communities such as Funes or Nordelta,” explained Agustín Martini, one of the project developers.

Commercial Space Planned Near the Municipality

Tierra Dorada will ultimately comprise two gated communities and a significant commercial area spanning over 1,200 meters along the route. The initial phase of development,situated next to the Agrotechnic College,is focused on constructing the main entrance. “The idea is to also commit to the city of Parchment,” Martini said. “Not only sell lots, but ensure the commercial front is well-maintained, harmonious, and regulated.” To that end, the project team is collaborating with the Municipality to develop construction regulations that will maintain the aesthetic and urban value of the city’s entrance.

“We are going to have three vehicle entrances and three exits, which allows up to six cars to circulate concurrently and avoid lines,” Martini explained. The entrance will feature a central avenue, walls clad in Tandil stone, uniquely designed bars, and double-height offices.

“We wanted an imposing entrance, in keeping with the largest neighborhood the region is going to have,”

infrastructure and Amenities

The development is prioritizing robust infrastructure. “We are already working on the underground electrical network and the stormwater drainage system in the neighborhood, in four reservoirs. That is key for Pergamino,” Martini explained.

Work is also underway on the foundations for four paddle tennis courts and the amenities area,which will include a nearly 2,000-square-meter clubhouse,a heated pool,and strategically placed common areas.

Accessibility and Affordability

Developers are focused on maintaining reasonable expenses for residents. “The idea is for it to be a simple, accessible utility room, but one that allows you to enjoy all the amenities,” Martini explained.

The project encompasses more than 108 hectares,and a recent expansion of the rear property will eventually provide direct highway access,benefiting those who commute to buenos Aires or travel frequently.

Strong Sales and Buyer Demographics

Currently, between 130 and 140 lots have been sold in Tierra Dorada. “the majority are from Pergamino, but people from Pilar, Buenos Aires, linked to the Austral University or who work in Capital also visit us,” Martini said.

The location, approximately 20 minutes from the highway, is a key selling point. “It takes 40 minutes round trip, the same time it takes you to go to the gym,” he said.

Future Plans

Once the underground electrical and stormwater infrastructure is complete, residential construction will begin. Mar y Pampa also intends to expand its presence in Pergamino
