The family shares the story of building a house overcoming space and financial constraints.
My name is Shaijal. It is business in the country. As the first step towards his dream of a home, he bought a 6 cent plot near Farok in Kozhikode two years ago. Just then, a good amount of money was spent. Later, a maximum of Rs 25 lakh was allotted for building the house.
I trusted my close friend and designer Ijas to do the housework. We loved that Ijaz Pulli built a budget house for his brother.
The challenge was a plot with very little width and length. The elevation is arranged in a box pattern to fit into this. When the foundation was built, the work had to be stopped for 6 months due to the Covid wave.
The green colored double-height shovel is the main attraction of the house. It has UPVC windows above and below. Apart from this, a few cut stone colored tiles are also pasted on top of the sitting area. The lower floor of the structure is made of cut stone and the upper floor is made of hurudis to reduce weight. This also saved some cost.
Sitting, living, dining, two bedrooms, attached bathroom, kitchen, workshop and store are on the ground floor. Upstairs there are two bedrooms, attached bathroom and study area. The total area is 1800 square feet.
The interior is furnished as expected in a high-end budget home. Entering through a small sitting room is the living room. Here the side wall is highlighted with wooden finished tiles. A showcase separates the living and dining spaces. On top of that is a multiwood CNC lattice screen.
The heart of the house is the double-height dining hall. It also serves as a connecting space between the two floors. From the top there is a view to the dining room. Only here the roof is spread with GI truss work. The dining table is made of wood + glass combination. There is an attached wash area. Separated TV unit in dining.
The stair is a wood clad metal structure. The handles are in wood+glass combination. At the bottom of the stairs, the prayer room was separated and the space was utilized. Here too there is a mesh screen with CNC cutting. A study area was also set aside at the first landing of the staircase.
In Kerala, when the structure is done and the interior furnishing is reached, the cost often gets caught up. When we first asked for a wooden furnishing quote, we got an estimate of 14 lakhs. Later, when we got rid of wood and switched to alternative materials (steel, glass, UPVC), we were able to save about 10 lakh rupees from the initial estimate in the interior.
There are shops selling Gujarati tiles wholesale in Kozhikode. The tiles were bought from there. The tiles are cheaper than buying them from the showroom (Rs. 35 per square feet).
All four bedrooms have been given priority for storage. Rooms are 14X13 and 12X11 in size. All have attached bathroom and wardrobe spaces.
The kitchen cabinet is made of better quality island sheet than ACP (Aluminum Composite Panel). Nanowhite was spread on the counter. In a sense, it is the most expensive of the furnishing materials. The kitchen, store and workshop were completed at a cost of around 1.20 lakhs.
A friend of mine owns interlock tiles business. Second quality tiles with small cracks (not visible from outside) were bought from his shop and spread around the yard and house. This can be done very profitably.
So after a few months of running, our dream house was completed for 23 lakh rupees including structure and furnishing. At present, a house of 1800 square feet would cost at least 40 lakh rupees to build and furnish. There lies the success of our home and our happiness.
