Basel’s Skyline to Transform with New 21-Story Heuwaage High-Rise

A landmark project is set to reshape Basel’s urban landscape with the construction of a new 21-story high-rise at the Heuwaage site. The ambitious undertaking, announced Tuesday by Adimmo AG, will involve the dismantling of the existing building – originally constructed in 1955 – and the creation of a modern, mixed-use structure.
Demolition and Construction Timeline
The project, commissioned by the Basellandschaftliche Pensionskasse (Blpk), is slated to unfold over the next five years. Demolition of the current building is scheduled to commence at the end of January 2026 and be fully completed by the close of 2026. Excavation for the new building’s foundation could begin in early 2027, contingent on the project remaining on schedule. The anticipated completion date for the Heuwaage high-rise is early 2031.
A Notable Investment in Basel’s Future
Blpk is investing approximately CHF 92 million in the complete project, encompassing both the demolition and the construction of the new building. Allreal Generalunternehmung AG has been appointed as the general contractor to oversee the entire process.
Minimizing Disruption to the Neighborhood
Throughout the construction period, the client has pledged to minimize disruption to the surrounding neighborhood. However, some unavoidable impacts are anticipated, including the closure of the passage from Steinenvorstadt to the Birsig parking lot to vehicular traffic. Additionally, parking spaces in the Birsig area adjacent to the current high-rise will be removed. Construction traffic will be carefully managed in coordination with local authorities, with a firm commitment to maintaining safety at all times, according to a company release.
Architectural Vision and Urban Integration
The new Heuwaage high-rise, designed by architects Miller & Maranta, is envisioned as an “urban development upgrade” for the area. A senior official stated that the building’s design, characterized by its pentagonal shape, will create a “tall building between the city center and the surrounding districts,” seamlessly integrating into Basel’s skyline. The ground floor will be fully accessible and feature a square area facing Steinenvorstadt, intended to serve as a catalyst for further urban development in the Heuwaage area and the broader Birsigbogen.
A Mixed-Use Development for Modern Living
Upon completion in 2031,the 21-story high-rise will offer a diverse range of spaces,including retail outlets,restaurants,offices,and 66 contemporary rental apartments of varying sizes. The development aims to cater to a variety of needs and contribute to the vibrancy of the city center.
