Girona is the third province in Spain with the most hotels for sale

The province of Girona has a hundred hotels for sale. A figure that, in just one year, has increased by 26.6%, when in 2022 there were 79 hotel establishments for sale, according to data from the Idealista real estate portal. Along with Girona, the Balearic Islands (111) and Malaga (106) are the provinces that lead the offer of establishments with hotel licenses for sale in Spain, which has not stopped growing since the outbreak of the pandemic.

According to the database of the real estate marketplace, at the end of August in Spain 1,346 properties with a hotel license were advertised, representing an increase of 21.2% compared to the same month in 2022. Compared to two years ago, the increase in the offer of hotels for sale is even more evident. Since the outbreak of the covid-19 pandemic, the offer with these characteristics has tripled in just two years, when in August 2021 there were 420 active ads.

Flight of workers

A circumstance in Girona that took place when the tourism sector was recovering strongly, despite high inflation. In July, hotels in the province accommodated 591,291 tourists, 9.2% more than in 2019 and 1% more than a year ago, according to data from the Hotel Tourism Situation of the National Institute of Statistics. Despite the rise in tourists, hotels in the province had fewer overnight stays in July than before the pandemic. Last July, 2.08 million were registered, while in the same month of 2019 there were 12.2 million. Among the causes of this increase, Antoni Escudero, president of the Federation of Hospitality of the Girona Regions, places as the main trigger “the flight of workers has caused companies in the sector to have problems hiring staff”. To a lesser degree, Escudero points to “the lack of descent” and the “meager profits” of some hotels as secondary causes. However, he points out that “Girona being a very consolidated tourist destination” favors the survival of hotels.

Below average

In this sense, despite being one of the provinces with the most hotels for sale, the good numbers of tourists in the province has meant that the year-on-year variation in Girona is slightly below the Spanish average (26.98%). A positive figure considering that almost thirty provinces have registered an increase above the average for Spain. Some of which have registered a higher increase are Ciudad Real (80%), Albacete, Guipúscoa, Huesca, Zaragoza and Soria (75%); Jaén, Ourense and Biscay (66.7%) or Murcia (55.6%).

Compared to the rest of the Catalan provinces, Girona is the one that registers a less pronounced year-on-year variation. Tarragona is the province in Spain where the number of hotels for sale has increased the most, with a year-on-year variation of 113%, and Lleida is the third, with an increase of 80%. Although the difference from one year to the next is not so remarkable, Barcelona’s year-on-year variation (40.3%) also exceeds both the national and Girona averages.
