Harish Real Estate Market: Prices, Development, and Recent Transactions

Prices in Harish have dropped to approximately NIS 13.5-14.5 thousand per square meter. There are also apartments at lower prices. The supply of apartments for sale in the city is large – both second-hand apartments and apartments from contractors, and against the background of the war and the economic uncertainty, the prices are decreasing, although these are still prices lower compared to the center and also compared to more remote areas.

During 2023, prices decreased by about 10%, but if you go back to the transaction table of the last few years, you will see that at the beginning of 2021, prices were at about 9-10 thousand shekels per square meter, which means prices jumped by about 35%-40% in three years.


Harish was declared a city about two years ago. It is located near the Iron interchange of Route 6, and a 15-minute drive from Pardes Hana-Karkur (not including traffic jams). The population of the city is currently 40,000.

There are currently five neighborhoods in Harish, where the first neighborhoods to be inhabited were the Avni Hen neighborhood and the Horesh neighborhood. Later, the “Hafarahim” neighborhood and the “Mauf” neighborhood were populated, the first apartments in which were handed over to tenants in mid-2020. The “Batsotva” neighborhood began to be populated in the first quarter of 2021 and today all the city’s neighborhoods are mostly populated.

Small differences in prices between neighborhoods

There is no significant difference in prices between the neighborhoods in Harish, but only small differences. The city is expected to expand and actually double its scope and number of residents. About a year and a half ago, the Haifa Geographic Committee submitted its recommendations to the Ministry of the Interior, regarding the expansion of Harish’s jurisdictional boundaries, in order to allow its continued development. The committee recommended the addition of 3,282 dunams, which is an increase of about 46% in the jurisdiction of Harish.

In the coming decade, the city is expected to double its population with the establishment of two more neighborhoods; Harish Darom and the trapez neighborhood. The new neighborhood of Harish Darom is supposed to be connected to road 611 which is planned to connect Harish to road 574 and in the future possibly also to road 6.

  • On Tana Street, 4 rooms on the third floor, 98 square meters for NIS 1.45 million
