Despite a slight cooling, the Loire Valley property market remains active, particularly in the Bourgueil sector, where historic stone homes dominate the landscape. Buyers can find opportunities ranging from apartments in Bourgueil to larger properties in surrounding villages, though prices are described as “still a little high” compared to other regions of France.
The region, nestled between the Loire River and renowned vineyards, is characterized by its older housing stock. According to figures released in July, the median price of houses in the area has experienced a modest decline of 4.8% over the past year.
Market Overview: Bourgueil and Surrounding Areas
The real estate market in the Bourgueil sector, encompassing areas like Saint-Nicolas de Bourgueil and Coteaux-sur-Loire, is largely defined by its architectural heritage. Properties in good condition are currently averaging between €1,500 and €2,200 per square meter. However, a local real estate agent notes that these prices, while lower than those found in mainland France, still represent a significant investment.
Recent sales illustrate the range of options available. In the hypercenter of Bourgueil, a 70 square meter, three-bedroom apartment in a condominium sold for €74,000. A 1970s-era house, nearly 100 square meters with three bedrooms and within a five-minute walk of the center, required extensive renovations and was secured for €100,000 as a rental investment.
Opportunities South of Bourgueil
Moving south, towards Chapelle-sur-Loire, buyers find access to larger properties and more expansive land. A stone house in Restigné, offering 157 square meters of living space and three bedrooms, sold for €10,000 less than the asking price.
Further south, near Chapelle-sur-Loire, a house situated close to the levee was sold for €210,000. This property boasts 184 square meters of living space, four bedrooms, and a generous plot of land exceeding 2,000 square meters. Another property, comprising 156 square meters of living space on a 3,400 square meter lot, was acquired for €230,000 with no required renovations.
The availability of larger properties with substantial land holdings suggests a continuing appeal for those seeking space and tranquility in the Loire Valley.
