Sunshine Brooks Theater Undergoes $2.2 Million Renovation to Enhance Patron Experience

A comprehensive modernization project is underway at the Sunshine Brooks Theater in Oceanside, promising a revitalized cultural hub for the community. The first phase of a $2.2 million renovation is slated for completion by the end of March, addressing long-standing needs and paving the way for future improvements.

Addressing Decades of Need

The current renovation focuses on improving accessibility and comfort for theatergoers. A key component of the $885,000 Phase 1 is connecting the theater lobby with its studio, currently separated by a wall. This will streamline access for VIP events and the Oceanside Theatre CompanyS youth programs, eliminating the need for children to exit the studio and navigate outside with chaperones.

“They will now have direct access to the theater versus going outside and around with a chaperon,” a company representative stated. “That’s a little safer. We love that about the whole process.”

Perhaps the most immediatly noticeable betterment will be the expansion of restroom facilities. Currently, the theater only has two bathrooms, leading to significant congestion during intermissions. The renovation will add six new unisex bathrooms, along with two ADA-compliant bathrooms, significantly improving the patron experience.

“We have two right now. And those intermissions, hoo boy, those are vrey long,” the representative added. “But now we have the comfort for our patrons.”

A Long-Term Investment in the Arts

The Oceanside Theatre Company has been leasing the theater from the city of Oceanside since 2011, and in 2021, secured a 20-year lease agreement demonstrating the city’s commitment to the arts. The city is contributing $500,000 toward the $885,000 cost of Phase 1.

The project’s origins stretch back a decade, with planning beginning 10 years ago and the project becoming “shovel-ready” last year.According to one company official, the renovation is a necesary investment in a growing community.

“But I think it’s time that the community, that is constantly growing, gets a space that is truly theirs – it grows with them,” they said.

A Rich History, A Bright Future

The venue boasts a storied past, opening in 1936 as the Rancho Santa Margarita Theatre, quickly nicknamed “Margo” to accommodate marquee space. It was later remodeled into a movie theater in the 1950s and renamed the Towne Theater. In 1993, the city acquired the theater from Hattie Hazel “Sunshine” Brooks, in whose honor the venue is now named.

Phase 2 of the renovation, which will focus on updating the performance space, including lights, sounds, and HVAC systems, is planned for a later date pending funding.
