DECRYPTION – In terms of standards, the new regulations linked to the construction of new housing RE2020, applicable gradually since January 2022, have set the bar very high.

To make the space for bicycles that real estate developers must now install en masse in collective buildings profitable, the French would have every interest in taking up cycling. A decree taken on June 30, 2022 requires the installation of a bicycle space for each apartment with two rooms or less, and two for larger housing, whether the building is built in Paris or Charleville-Mézières. The regulatory surface area is duly specified: 3.2 m2 (1.5 m2 for the bicycle and 1.8 m2 of clearance). This new regulation is in addition to that concerning parking spaces for cars. Enough to increase the cost of construction and increase the final price of new buildings, even as the French are finding it increasingly difficult to finance their acquisition project. Bicycle storage is just one example among the dozens and dozens of standards that builders of new housing must respect. They must also carry out archaeological studies…
