KB Real Estate Trust, selected after voting… 57% votes
Up to 56 floors, 5 apartments and officetels, 992 households
Despite high construction costs, through a high-end and refund strategy
Hyundai Engineering & Construction was selected as the contractor for the Hanyang Apartment reconstruction project, titled ‘Yeouido No. 1 Reconstruction’. The name of the reconstructed complex will be ‘DH Yeouido First’.
According to Newsis coverage on the 23rd, KB Real Estate Trust, the developer of the Yeouido Hanyang reconstruction project, held a joint promotional briefing and general meeting at the Hana Securities Building in Yeouido, Yeongdeungpo-gu, Seoul at 2 p.m. on this day and selected Hyundai Engineering & Construction as the construction company around 4:30 p.m.
In the owner vote that day, in which 547 out of 587 people participated, Hyundai Engineering & Construction received 314 votes (57.4%), and POSCO E&C received 231 votes (42.2%). When the construction company was decided, Hyundai Engineering & Construction officials at the site applauded and cheered, while POSCO officials’ expressions darkened.
Yeouido Hanyang Apartments, which was completed in 1975, has 588 households in 8 buildings, and will be transformed into 992 apartments in 5 buildings with a maximum of 56 floors through reconstruction. Four apartment buildings and one officetel building are scheduled to be built.
Hyundai Engineering & Construction competed fiercely with POSCO E&C to win orders for the Yeouido Hanyang reconstruction project. The construction cost was cheaper for POSCO E&C than for Hyundai Engineering & Construction. POSCO E&C set an unprecedented construction cost condition of 7.98 million won per 3.3㎡, while Hyundai Engineering & Construction set a price of 8.24 million won, 260,000 won more than that.
However, Hyundai Engineering & Construction put forward a strategy of luxury and premium maximization. This is Yeouido’s first ‘hyper-end’ specialized product that represents a luxury residential complex that is more luxurious than the high-end.
Hyundai Engineering & Construction proposed the complex name ‘DH Yeouido First’ for the Yeouido Hanyang reconstruction project and promised to maximize the view of the Han River by collaborating with global design group SMDP and world-class landscape design group SWA.
We also set up a condition of ‘0 won contribution’, which allows you to receive a full refund if you move into the same space. They also pledged to acquire the property at the initial general sale price instead of the construction cost in case of unsold inventory.
On the 13th, Hyundai Engineering & Construction CEO Yoon Young-jun personally visited and inspected the apartment complex site scheduled for construction and declared, “We will create a landmark by presenting the highest quality even if it exceeds the cost.”
Owner A, who cast his vote for Hyundai Engineering & Construction that day, told Newsis, “I overwhelmingly liked Hyundai Engineering & Construction’s terms and conditions, including refunds, and decided based on how sincere they were toward the owners.”
