French Town of Manduel Poised for Economic Boom with New Magna Porta Development

A major economic revitalization is on the horizon for the small French town of Manduel, as a new industrial zone promises significant job creation and increased tax revenue. The project, spearheaded by outgoing Mayor Jean-Jacques Granat, is expected to transform the community and secure its future growth.

The town of Manduel, located near Nîmes in the Gard department, is anticipating a period of substantial expansion. For years, the municipality of 7,000 residents has experienced steady growth, and the development of the Magna Porta area is set to accelerate this trend. The project includes the construction of new neighborhoods and is projected to bring 1,000 additional residents to the area.

A New Era for Manduel

Six years after the opening of the Nîmes-Pont-du-Gard TGV station, Manduel is preparing to enter a new phase of development. The Magna Porta zone, situated on either side of Avenue Philippe-Lamour, will be a hub for numerous companies, primarily those in the industrial sector. This 60-hectare development is forecast to generate 1,814 direct jobs and attract a significant influx of new residents.

“You saw, I have a smile!” exclaimed the mayor, reflecting the optimism surrounding the project. He anticipates the development will “revitalize the town” and mark a “real milestone” in its history.

Financial Windfall Projected for the Municipality

The economic benefits of Magna Porta extend beyond job creation. According to estimates from a financial firm, Manduel is projected to receive approximately two million euros annually in property tax revenue starting in 2029-2030, once all construction is completed. Furthermore, the town anticipates around eight million euros in income from town planning taxes during the zone’s creation.

This substantial financial boost will allow the municipality to invest in new projects, renovate existing infrastructure, and maintain municipal buildings “without increasing the tax burden on those administered,” a senior official stated.

Addressing Housing Needs and Future Growth

Manduel is also proactively addressing the need for increased housing, particularly social housing, to accommodate the projected influx of 1,000 new residents. The ambition is to build these homes concurrently with the installation of new businesses, ensuring that residents have access to local employment opportunities.

By 2035, the town’s population is expected to exceed 8,000, building on the 1,000 residents gained over the past decade. As one analyst noted, “Few villages like Manduel will have the chance to accommodate such infrastructure with more than 40 hectares of economic development.”

The town’s future appears bright, poised for continued growth and prosperity thanks to the ambitious Magna Porta project.
