Rents in Girona have risen by 13% over the last year

Renting a flat in the city of Girona or in the area of ​​Palamós and Sant Feliug de Guíxols is more expensive than ever. In the case of the capital of the province, the monthly income stands at 768.9 euros, 13.6% more than a year ago, while in the municipalities on the coast, the rent touches 710 euros (+2.3 %). In Figueres and Olot, prices are below 550 euros per month, slightly below those of the first quarter, but with annual increases of 5% and 8% respectively.

These are data provided yesterday by the Chamber of Urban Property of Girona based on the data of housing rental bonds deposited with the Generalitat de Catalunya.

Rental prices in the demarcation have set a new historical record, leaving behind those reached in 2008; that is, just before the real estate crisis. That year, in Girona, the average rent was 569.34 euros; in Figueres, in 507.42; in Olot, in 433.11, and in the municipalities of the coast, in 592.29 euros. From 2008 to today, prices have soared by 35.07% in the city of Girona, around 20% in Olot and municipalities on the coast, and close to 6% in Figueres.

Regarding the estimate of the rental housing stock, all demarcations show a slight, but constant annual increase. In the capital, there are 17,986 flats for rent, which has practically increased by 1% every year since 2011 when 11,314 could be rented, 58% less than this year.

Following the Girona trend, Figueres has 8,579 flats for rent, Olot 5,648 and La Costa 8,323.

However, the study highlights that it is difficult to know which is the real housing stock that is effectively rented and what is its evolution. To obtain an approximation of these data, while recognizing the shortcomings of a system based on data from the Incasòl Lease Contracts Register. To make this approximation, we start from the census of rental homes made by the INE in 2010, and proceed to add the new registered contracts and decrease with the number of contracts that have been deregistered in the Registry.

Flats for social rent in Girona

On the other hand, the Ministry of Transport, Mobility and Urban Agenda announced yesterday the signing of several agreements with the Generalitat and seven municipalities, including Girona, to finance the construction of 225 homes in energy efficient buildings intended for social or affordable rent. The ministry will provide 7.1 million euros of the 34.7 million budgeted for these projects. Promotions will be carried out under a public promotion regime or through various public-private collaboration formulas. These are 66 homes in two actions in Sant Pere de Ribes, 50 in Girona, 50 in Vilassar de Mar, 24 in two actions in Cardedeu, 15 in La Garriga, 12 in Manresa and 8 in Barcelona.
